Univentures will charge Bt850 per square metre for rent when its latest office building, Park Venture, is completed next September this month at the PloenchitWireless intersection.
Its leasing agent believes that demand for office buildings in the central business district will grow thanks to the govern?ment's policy of offering tax incentives to multinational firms that select Thailand for their head office in Asia.
Nithipat Tongpun, executive director of CB Richard Ellis (Thailand), said only 100,000 square metres of new office supply would enter the market from now until 2012, on top of existing office space of 8 million square metres. But demand for grade A office space shows signs of picking up after the country's rapid economy growth.
Thanapol Sirithanachai, managing director of Univentures, said the company expected rental income of at least Bt300 million a year from Park Venture.
"We expect this project will generate income to cover investment in five to seven years after it is completed," he said.
