New location draws investmentChaeng Wattana is attracting interest from developers as well as retailers

Chaeng Wattana Road will become the new destination as a number of propertydevelop¬ers launch new residential projects worth several billions of baht, reacting to strong demand consequent on the opening of the new government centre at this location, a survey con¬ducted by The Nation showed.

The University of the Thai Chamber of Commerce also plans to open a new branch at Chaeng Wattana Road.

New residential projects launched at this location are detachedhous¬ing and condominium projects.

For instance, Quality Houses plans to introduce two detachedhousing projects, together worth Bt4.51 billion. They include Laddarom at ChaipreukChaeng Wattana Road, worth Bt2.01 billion and Casa Ville, worth Bt2.5 billion, on RatchaphreukChaeng Wattana Road.

Property Perfect plans to develop detached houses and apartments with a cumulative value of Bt4 billion on Chaeng Wattana Road, located close to Pak Kret district junction.

Vilailux Development also plans to develop a condominium project worth Bt1 billion on a 10rai plot on the road, executive vice president Oraphan Laoprapassorn said.

"Our research shows demand for residential units, especially condominiums, on Chaeng Wattana Road is set to grow, which makes us confi¬dent about launching a condomini¬um project in this location," she said.

Preuksa Real Estate plans to build a citycondominium project under The Seed brand at this location. The projects will have eightstorey buildings with three types of apartments with utilisation spaces between 22.5 square metres and 64 square metres.

The Bt200million project will offer 60 units with a utilisation space of 200 square metres.

Preuksa director and chief busi¬ness officer Prasert Taedullayasatit said The Seed at Chaeng Wattana Road now fetches Bt63,000 a square metre, a rise of 16.6 per cent from the first quarter of the year.

O To Home also plans to launch a threestorey townhouse project, The Roof Chaeng Wattana, in the last quarter of the year.

A number of retailers have expand¬ed their investment at the location. For instance, Central Department Store plans to open a new branch on Chaeng Wattana Road in the last quarter of the year, following the example of TescoLotus, Carrefour, BigC and Makro.
