Riverside seems more homely

There is a growing interest in Bangkok's riverside locations for residential-condominium development. The attractions are obvious - spectacular views and cleaner air.



The rediscovery of Bangkok's riverside is part of a pattern followed in many major cities, including London, New York and Shanghai.

In Bangkok, the commercial centre starts from Koh Rattanakosin, Songwad, moves along Charoen-krung Road and goes down to Thanon Tok. As the city grows, the commercial centres have been moving away from the riverfront, making sites available for residential developments and five-star hotels. The next step is the rediscovery of the advantages of living by a river.

Even though the areas are not right by the Central Business District (CBD), they have been considered as one of the most sought-after locations for condominiums.

There are two areas that are popular with high-end condominium buyers. Rama III has an advantage, in terms of location, as it is located on the Bangkok side and has many routes to the downtown area. The river around this area overlooks 15 square kilometres of Bang Krajao, known as "the lung of Bangkok".

Charoen Nakorn is located on the Thonburi side. The advantages are the magnificent views of the river overlooking the Bangkok skyline.

Completed riverside condominiums account for 11 per cent of the downtown condominium supply. There are 3,846 condominium units under construction on the riverside.

It would also be great if the city could provide more space for residents and tourists to enjoy the riverside. For example, a pedestrian walkway overlooking the river with shops and restaurants would attract both residents and tourists, similar to Clark Quay and Boat Quay in Singapore.
