Jones Lang LaSalle expands service offering in Phuket

Inspired by the rapid expansion of the property market, Jones Lang LaSalle has launched estate management services in Phuket.

The services are provided from its Bangkok base, which manages over 2 million square metres of property.

Jones Lang LaSalle is already acting as estate manager for three luxury resorts: Kata Gardens, a 33-unit villa development by Raimon Land; a resort component of Blue Canyon Country Club with 98 condominium units; and Seaview Residence, a 14-villa luxury development.

Dexter Norville, head of estate management services for Jones Lang LaSalle in Phuket, said: "Potential demand for our estate management services is very high as new luxury resorts and development projects continue to mushroom. More importantly, developers are now focusing on creating a brand image through the actual quality of the project and their customer relationship management to deliver investor relations and ultimately better sales. They are leaving estate management to professional independent service providers.

"In addition, unit owners are demanding branded professional management services, not only to maximise their comfort but also to ensure that their property assets' full value is realised over the length of the investment."

The services provided by Jones Lang LaSalle range from pre-completion and handover management to full on-site estate management and engineering services.

"With many villas and condominium units costing more than Bt20 million, unit owners need to be sure that the estate and all services are being provided by experts who concentrate on management," Norville said.

"Many unit owners are successful business people who will expect a developer to entrust the estate management to a dedicated service provider. Knowing that all services, including legal and accounting issues, are being handled by management professionals makes them feel comfortable."

Norville said the management services should start with the consultancy stage for new projects on issues including estate layout, facilities provided, finishing, accessibility, quality of work and system commissioning, all with a view to the present management.
