Woraluk offers a veritable walk in the sky over sukhumvit road

Woraluk Properties has launched the Sky Walk Condo project on Sukhumvit Road near the Prakanong Skytrain station.

The name "Sky Walk" comes from a unique feature of the condominiums - a see-through floor which will provide a direct view of the streets below.

Cinema tycoon Wichai Poolworaluk, who owns the company, said the 47-storey building will offer its tenants an array of public spaces such as a sky walk, an aquarium, a panorama beach area and a meditation room. The project will focus on facilities and spaces under the "creative living" concept.

The 531 units on offer will comprise 153 studio-type apartments, 315 one-bedroom apartments, 51 two-bedroom apartments, eight three-bedroom apartments and four apartments with four bedrooms. The project has a minimum utilisation space of 37 square metres which goes up to 102.3 sq m per unit.

The units are priced between Bt76,500 per sq m and Bt98,500 per sq m depending on the floor, except for studio-type apartments which are priced from Bt3 million to Bt11 million for four-bedroom apartments.

The project has filed for an Environmental Impact Assessment (EIA) with the Office of Natural Resource and Environmental Policy and Planning.

Wichai said the EIA is expected to be completed this month and the company will  begin construction soon after. The Sky Walk project is expected to be completed by 2011.

Wichai said the Sky Walk project will focus on the middle and upper market and projects that 70 per cent of its clients will be Thai while the remainder will be foreigners.

The project has succeeded in selling 40 per cent of the total 552 units and expects to sell 60 per cent in the first quarter of this year achieving pre-sales worth Bt1.5 billion of the total project value of Bt2.5 billion, Wichai said.

Another of Wichai's companies, Waralux Properties, which was established by Wichai and his father Charoen Poolworaluk, which started with a registered capital of Bt5 million, now has registered capital of Bt100 million.

The company developed its the first residential project on Sukhumvit Road on nine  rais of land located near the Prakanong Skytrain station. The project will have four buildings and is expected to have a total project value of Bt4.5 billion. The first building is called "Le Lux Condo" and will be 27 storeys high. This project was launched last year and has been sold out. The project is expected to be completed by the end of next year.

"Sky Walk Condo" is the second building part of this overall project.
