Office-rent boom bypasses Bangkok

Grade A office rents in Bangkok flattened out last year, against increases of 12 per cent in Kuala Lumpur and 10.4 per cent in Jakarta and elsewhere in the region, due to the lacklustre investment climate here, according to CB Richard Ellis.

"We hope that the new Thai government will take measures to stimulate investment in the services business creating office-based jobs," executive director James Pitchon said yesterday.

Grade A offices in Bangkok's central business district (CBD) are renting for Bt739 per square metre per month, according to the real-estate consultancy's latest Asia Pacific Office Market Review.

The completion of the Athenee Tower with a total lettable area of 45,000 square meters added the first grade A supply to the Bangkok office market since the second quarter of 2006.

Additional grade-A supply will come on stream in the CBD this year. The 90,000-square-metre Chamchuri Square, next to Samyan subway station on Rama IV Road, will be Bangkok's largest office project since 1997.

The 41,000-square-metre Interchange 21 will be another office building to be completed this year, located at the Asoke-Sukhumvit intersection with proximity to the Asok Skytrain station and Sukhumvit subway station.

The property consultant showed that office rents in Singapore had almost doubled last year, growing by 92.3 per cent.
