Windmill changes with the wind

Home-builder Windmill Architect will launch lower-priced housing models in an effort to boost sales in the remainder of the year after falling short of its target by 18 per cent, managing director Somsak Rojdumrongkul said yesterday.

The company's revenues were targeted to achieve Bt200 million this year but reached only Bt90 million in the first seven months.

Somsak said most landowners were delaying their decisions to construct homes, in accordance with their budget-reduction plans. The company will develop new designs to capture more middle-income customers. As a result, it has launched five new housing designs priced at Bt3.99 million to Bt8 million per unit.

"We're launching the products to focus on the middle-income market, because this sector has a share of up to 30 per cent of the total Bt8-billion market, as estimated by home-builder firms who are members of the Home Builders' Association. We believe this market has potential for our business this year and next," he said.

Since its establishment in 2004, Windmill Architect has focused only on luxury housing priced higher than Bt10 million a unit.

The company will introduce its five new housing models at Home-Builder 2007, which runs from August 15-19 at the Queen Sirikit National Convention Centre. The company has set aside a marketing budget of Bt2 million for the five-day event and expects to gain Bt60 million.

Windmill Architect will spend Bt2 million to open branches in Pattaya and Bangkok's Soi Thonglor later this year.
