Housing projects rise in April

There were 26 property projects launched in April, consisting of 4,707 units worth Bt16.45 billion, according to a monthly survey con?ducted by Agency for Real Estate Affairs.
Of these, 25 projects were resi?dential properties accounting for Bt14.1 billion, up 17 per cent from last month, said in the survey. The higher value was due to a large number of new townhouses and condominiums launched as well as single-family homes, most of which will be priced between Bt3.5 million and Bt5 million. The residential properties included 1,532 townhouses worth Bt2.2 billion (13 per cent), 1,379 single-family homes worth Bt6.3 billion (39 per cent), 1,103 condo?miniums worth Bt5.4 billion (33 per cent), 328 duplexes worth Bt395 million (2 per cent), 76 land plots worth Bt99 million (1 per cent), 13 commercial building units worth Bt68 million (less than 1 per cent), and 276 other developments worth Bt1.9 billion (12 per cent). 4707 The average value of property units in April was Bt3.5 million, compared to Bt3.05 million in the prior month. The survey found that residen?tial units priced less than Bt3 mil?lion accounted for 2,679 units - or 57 per cent of the total. Residential units priced at more than Bt5 million accounted for 689 units, or 15 per cent, but recorded the highest combined value of Bt16.5 billion, or 47 per cent of the total. The average price of houses priced more than Bt5 million was Bt11 million. Only five listed property devel?opers launched new projects in April: Lalin Property, Prinsiri, Prueksa Real Estate, Sansiri, and Sammakorn. Only three new projects were located in the inner city. Most were concentrated in the intermediate area: Bangkok's northern zone cov?ering Ram Intra Road and Watcharapol and the eastern outer-ring road adjacent to Suvarnbhumi International Airport.
