After a successful run in Bangkok with about a dozen residential sites, Thanapat Property Development is now investing in Phuket .
Thanapat will build three exclusive villas on a 4-rai estate in Koh Siray, in the south of Phuket.
The villas, each between 517 square wah to 572 square wah are targeting wealthy foreign buyers who demand quality homes in a private, tranquil location. Koh Siray, on the southern side of Phuket island should appeal to such buyers as it is far enough from commercial zones but is accessible to these areas, being joined to the main island by a bridge. The firm is selling these large villas, each with its own swimming pool, for Bt55 million to Bt57 million. The villas provide usable areas of 924 square metres each. The price of the villas includes air-conditioning units, built-in furniture, kitchen sets and security systems. Thanapat is not charging maintenance fees as the estate is expected to be run and managed by the individual buyers themselves. Maetha Preedawiphat, deputy managing director of Thanapat Property said the site is one of two new Phuket developments the firm is undertaking. The other is a detached housing project at Patong called Aroonpat, which offers 40 homes on a 15-rai estate. The Aroonpat homes are built on sub-divisions of 57 square wah and offer built up areas from 148 square metres. The units sell for Bt7.5 million each. Maetha said the scope for housing in Phuket remains robust as demand by end-users will continue to grow over time. “Currently there are not many residential estates in Phuket,” he observed. “Many people live out of their shop-houses that also serve as their offices. In time, they will want to upgrade to a proper residence.” Aroonpat is also providing three air conditioners with the homes during the current promotional period. Maintenance fees are expected to be about Bt25 a square wah. Thanapat is providing amenities such as a private spa and recreational areas for sun bathing to satisfy holidaymakers. The area is free of commercial activity. New developments sites nearby are largely residential projects, said Maetha. The Siray estate is about 50 minutes from the airport and just 15 minutes from Phuket town. Most of Thanapat’s projects are in Bangkok. A number are near Rama 3 Road where its head office is located.
